Sam Carroll has been selling and leasing commercial office properties at Graham & Co. for over a decade. Carroll recently took on the leasing efforts for three major properties in the Birmingham area, including two prominent office locations in the suburbs to one of the central business district’s prime buildings. Those Class A properties are Meadow Brook North (510,000 square feet), Grandview II (149,500 square feet), and The Plaza (218,000 square feet).
An Ozark native, Carroll was a member of the BBJ’s 2008 40 under 40 class.
We recently sat down with Carroll to discuss the above properties and the commercial real estate industry in Birmingham.
On The Plaza’s downtown spot: It is on the corner of Main and Main in Birmingham. There is not a better location in the CBD (Central Business District) for a bank, legal or professional service firm. There is even city parking deck adjacent to the building.
On Grandview II: Iberia Bank now has a large presence in the building and interest has really picked up with the recent confirmation of Trinity Medical Center’s relocation. Grandview II is a great location long-term for many corporations and the building finishes are second to none.
On commercial real estate in Birmingham: Judging from the first quarter, there’s significant activity with several large tenants scouring the market for office space. Many companies are wanting to grow, and it’s encouraging.
Birmingham’s biggest challenge in 2014: We have to make sure we portray the positives in Birmingham. We like to talk about the negatives, but there are plenty of positives too. It’s a great place to live and raise a family. We also have several restaurants that are as good if not better than any you will find in any major city.
Birmingham’s biggest opportunity: We need to fill some of the big spaces that are still on the market, including quality buildings such as The Plaza and Meadow Brook 300.
On regional government: I’m all for it. That’s a huge challenge to take on and overcome but it would have a tremendously positive affect on recruiting companies to Birmingham.
