Graham & Co. will handle leasing for the 18-story Plaza Birmingham at 417 20th St. North.

Approximately 100,000 square feet remains in the 217,000-square-foot building that was once home to Regions Financial Corp. and is now more than half leased to Viva Health, which is headquartered in the top nine floors and a portion of the lobby.

Sam Carroll and Mike Lawley of Graham & Co.’s office group are the agents that will handle the leasing.

Carroll said any company with a desire to be at the heart of the central business district should be attracted to the building.

“Any company that wants to be at the corner of Main and Main should be interested in the space,” Carroll said. “There are some street-level signage opportunities and plenty of parking available in the city deck.”

The city owns a 1,300-space deck adjacent to the building.

In addition to the office space from the second through the ninth floors, Graham & Co. is handling the leasing of the space remaining in the ground and garden levels. Carroll said there are some retail and restaurant opportunities for that space.

Carroll said the hope is a single user will take the remaining office space, but it can be split up for multiple tenants.

Flint, Mich.-based West Second Street Associates bought the building in 2011 after plans to convert it into a luxury hotel fell through. The building is one of the most prominent buildings along with other office towers in the blocks created by the intersection of Fifth Avenue North and 20th Street.
