Oxmoor Submarket Investment Sale

Sam Carroll, SIOR and Matt Gilchrist represented McConnell-White-Terry Realty and Insurance Company in the investment purchase of an industrial/flex property. Located in the Oxmoor industrial submarket, 321 Citation Court West is a 30,000 SF warehouse/flex property built in 1986. The property is the home of Edwards Equipment Sales, a local, family-owned manufacturer known for their metal fabrication and industrial coating services. Edwards Equipment Sales has been in business since 1974 and will continue operations at this facility.

Huntsville Graham Report 2023

The Huntsville commercial real estate market stabilized in 2022. The overall impact of the COVID pandemic is still being felt, but most of the sectors have bounced back very well. Many companies are still studying existing pace needs and their future work-from-home plans. We anticipate some downsizing and an increase in vacancy in the office sector. Many existing office leases were executed pre-COVID, so vacancy could be negatively impacted as leases mature. The industrial market was Huntsville’s most active sector, especially in the Greenbrier and Jetplex submarkets where more than 1,000,000 SF of new speculative space was under construction. The number of new retail and multi-family projects continues to increase dramatically.

 

Graham & Company Announces Leadership Transition

Birmingham, AL (May 2023) – Graham & Company, the Birmingham, Alabama-based commercial real estate services company, recently announced the transition of its leadership team.

“After 45 years of leading Graham & Company, we are thrilled for the next generation of leadership to continue Graham & Company’s entrepreneurial spirit and drive the firm’s continued growth with integrity and passion,” said Mike and Steve Graham in a joint statement.

Matthew Graham will assume the role of Chief Executive Officer and Henry V. Graham II will assume the role of President and Chief Development Officer.

Matthew Graham joined Graham & Company in 2018 as Vice President of Corporate Strategy and Investments.  “I am eager to partner with Henry Graham to lead the Company’s continued growth for decades to come,” said Matthew.  “This transition allows our firm to leverage its past success while looking towards the future to further our long-term goals.”

As CEO, Matthew will lead the development and execution of Graham & Company’s vision & strategy, while promoting the continued success of Graham & Company’s brokerage services.  Over the last five years at Graham & Co, Matthew has been instrumental in the sourcing and closing of over $500 million in loan proceeds to fund various acquisitions and developments across the Southeast.  Prior to his time at Graham & Company, Matthew worked for Eastdil Secured in Washington, DC where he contributed to the successful closing of over $3.4 billion of commercial real estate debt, equity, and joint-venture transactions across office, industrial, multifamily, retail, and other commercial uses.  Matthew holds an MBA from the University of Virginia’s Darden School of Business and also received a BA in Economics from Vanderbilt University.

Henry joined Graham’s property management division in 2012 and quickly identified construction management and development as the area within the company where he would bring the most value.  Stepping into the role of Vice President of Development in 2018, Henry ensured Graham’s development platform reached record levels and geographic reach in recent years.

As President and CDO, Henry will spearhead Graham & Co’s development and construction management efforts across Alabama and the Southeast while also supporting the Company’s growing property management division.  During his time at Graham, Henry has delivered nearly 4 million square feet of industrial and office projects across the Southeast, stretching as far west as Texas and as far north as Virginia.  Since 2020, Henry has been instrumental in the construction and delivery of approximately $200 million of industrial assets in Alabama alone, including a 530,000 SF build-to-suit for Mercedes Benz and over 1,000,000 square feet of speculative industrial space. Henry holds a BS in Business Administration from Washington & Lee University.  “Mike and Steve have been incredible mentors while also encouraging me to take risks and trust in yourself and the team around you.  I couldn’t ask for a better partner than Matthew Graham in making sure we build upon the legacy that our grandfather, General Graham, created and instilled in his two sons,” said Henry V. Graham II.

Crossroads Commerce Center wins Impact Award

Crossroads Commerce Center has been awarded Costar’s 2023 Impact Award for commercial development of the year for the Birmingham market.  Costar’s Impact Award is awarded annually to nominated commercial real estate projects  and transactions which strongly influence their market or submarkets. This is the first year the Impact Awards have been held in the Birmingham market.  (more…)

Cadence Bank Opens in Lane Parke

Dan Lovell, SIOR, LEED AP represented Cadence Bank in relocating their Mountain Brook location.  Cadence Bank is among the new tenants in Phase II of Lane Parke.  Located in Mountain Brook and adjacent to the Grand Bohemian Hotel, Lane Parke is a luxury, mixed-use development.   Cadence Bank moved from its Greenwise Marketplace location to a new space on Rele Street and held a ribbon cutting March 14, 2023.  This new branch is larger and offers expanded banking products and services as well as the convenience of a drive-thru ATM & ITM.    Cadence Bank currently has over 12 locations in the Birmingham MSA.

Graham Capital Sells Knoxville, TN Industrial Facility

Graham Capital announces the recent disposition of a 121,680 SF build-to-suit industrial property in Knoxville, Tennessee.  Developed by Graham & Co. with construction complete in March, 2023, the building is fully leased to Owens & Minor and Covenant Health.

“We are thrilled to deliver such critical industrial space in the last remaining site in Westbridge Business Park for both Owens & Minor and Covenant Health,” said Matthew Graham, Principal of Graham Capital.

The facility was developed on a 16-acre site and features concrete tilt-up construction, 32’ clear height, full warehouse & office HVAC, and 29,900 SF of expansion capability. The facility was sold for $23.5M to a private investor.  ARCO Design/Build served as the project’s design/build team, and financing was provided by Synovus.
