A Birmingham dermatologist has purchased a building along a growing corridor for medical real estate in Homewood.

Dr. Corey Hartman of Skin Wellness Dermatology and his affiliate Holy Trinity Homewood LLC acquired 3415 Independence Drive in a deal that closed yesterday for $3.615 million, or about $212.65 per square foot, according to Jefferson County public records. Oakworth Capital Bank is providing financing, according to public records.

The seller, Homewood Office Plaza LLC, is registered to Jay Chapman of Capstone Building Corp.

Richard Campbell, principal at Veritas Medical Real Estate Advisors, represented the buyer, and Sam Carroll and Dan Lovell at Graham & Co. represented the seller in the deal.

The approximately 17,000-square-foot building currently houses five to six tenants. Capstone plans to vacate the property next year after which, Hartman will begin building out a roughly 9,500-square-foot space for Skin Wellness. The other existing tenants will remain at the property — most of which are medical-related businesses. Capstone has not finalized plans for a new location yet.

Skin Wellness is currently located in 5,000-square-feet of space at 1920 Huntington Road by Alabama Outdoors. Consistent growth since launching his company has allowed Hartman to almost double his practice. He plans to move into the new space on Independence Drive by the second quarter of next year.

The deal is significant for the U.S. 31 corridor as it adds to the level of medical real estate activity in the area. Across from 3415 Independence Drive, Alabama Fertility Specialists will be renovating the American Mining Insurance Co. building after acquiring it for $4.5 million. Further west, Homewood is seeing Children’s of Alabama relocate its outpatient behavioral health services office from Lakeshore Park Plaza to Patriot Midtown Park.
