A new hotel on U.S. 280 is one step closer to reality.

Hotel developer AUM Enterprises purchased part of the site at 2800 U.S. 280 in a recent transaction. Michael Randman of Southpace Properties represented AUM in the deal, while Dan Lovell of Graham & Co. represented seller MX 280 LLC.

Financial terms of the deal were not disclosed.

The transaction helps pave the way for a hotel at the rear of the highly visible property.

As we reported, the Homewood Planning Commission previously approved a development plan for a Marriott Residence Inn to be built at the site. Bricktop’s, a new restaurant to the Birmingham area, was the first new addition to the site. The restaurant opened this month.

Previous plans showed the Marriott Residence Inn had an estimated $18 million project cost for a six-story, 120-room, extended-stay hotel. AUM Enterprises has worked on several local projects including the Homewood Suites in Five Points South.

The project is part of an increasingly active hospitality sector in the Birmingham area, especially in the city center and further south on U.S. 280 near the Colonnade area.

Both the Bricktop’s restaurant and the Marriott hotel bring infill to the former home of the Mountain Brook Inn, just south of Office Park.
