Another building in the Parkside area of downtown Birmingham could be redeveloped.

Graham & Co. is marketing a possible redevelopment at 101 12th St. S. as “101 Parkside,” which would consist of 13,174 square feet of office space. Sam Carroll and Matt Gilchrist are the agents.

Carroll said the project will move forward once a tenant has been found. The Class A office space has 12.8-foot ceiling heights and would also include free onsite surface parking.

If the 101 Parkside project moves forward, it would add yet another component of activity to the Parkside District.

The building is located across from The Denham Building project, a major redevelopment of a warehouse building at the western boundary of First Avenue South. The deal is also just a couple of blocks from Regions Field and Railroad Park.

As we’ve reported, brokers have noted that several buildings in the district have recently traded and are possible for new real estate projects, signaling a second wave of development for Parkside.

Parkside has been one of the most drastically transformed areas of Birmingham over the past decade, turning from an unsightly railroad and warehouse district into one with luxury apartments, restaurants, and now office spaces in walking distance to Railroad Park and Regions Field, the home of the Birmingham Barons.
